Timber Flooring Sydney
With floor installation in the Sydney region, many things must initially be considered, such as whether your floorboards are to be installed on a concrete slab, or on batons.
Floor Board Installation on a Slab
If the floor is to be installed on a slab, we recommend ( if possible ) laying yellow tongue or ply as a subfloor for extra insulation and a comfortable feel under-foot.
We then use specialised glue and secret nailing to lay the boards, allowing for appropriate expansion gaps. In some cases such as with floorboards more than 130mm width, we will also top-nail in accordance with the manufacturer’s recommendations.



Allowing For Expansion
Expansion gaps around the perimeter of the floor beneath the skirting boards, and also within every 8 metres of floorboards across, are essential to prevent cupping and expansion issues. An incorrectly laid floor can look perfect once laid, but months later once the weather or internal climate of the home changes with heating and cooling, the floor can expand and contract, and then the issues can begin showing themselves. A floorboard installation that has been correctly laid lasts the test of time, and if maintained correctly can be an asset to a home for many many years. The acoustic nature of a floor over the batons can be much louder than if installed over yellow-tongue, as there is more vibration in the boards when you walk on them amplified by the hollow space underneath. Again, if the boards are 130mm wide or more, then we also need to top-nail to prevent cupping, in accordance with the manufacturer’s recommendations.
How much does timber flooring in Sydney cost?
There are many factors that can affect the cost of timber floor installation that can include any or all of the following:
- Sub-Floor preparation: if the subfloor is not level, we will need to level it prior to installation.
- Type of timber and the dimensions of the floorboards
- The type of finish or coating is chosen
- Custom Colour – Stains, Wood Washes and bleaching can add to the overall cost

We use a professional moisture meter to test timber prior to installation and will be able to detect if there is excessive on inadequate moisture due to insufficient acclimatisation.
Timber flooring is generally supplied at a moisture content of between 10 and 12.5%, which is appropriate for timber floor installation in Sydney’s climate. Drier or more humid climates may require the timber to be acclimatised for some time on site, as the timber should ideally match the moisture content of the timber substrates in the building. In a particularly moist internal environment, the installer should also allow for extra expansion in their expansion gaps.
Once the glue is dry (if used), the floor is ready to be sanded and finished to your specifications.
