Bringing an old floor back to life can be a very different story to finishing a new floor. For new floors we have a system which involves sanding the floorboards with heavy duty, professional, dust free sanding machines to level the floor and bring the timber to a smooth finish.
For older floors we may need to repair floor boards, punch nails and fill gaps prior to sanding, which of course does take extra labour and time. The old finish may in some cases also add time and materials.
After the floor is sanded we apply the chosen finish, allowing drying time and buffing between coats, according to the product specifications. Depending on the product and the weather the final curing time will vary from 24 hours to 4 weeks, with light traffic and furniture placement being acceptable at various stages of the floor sanding and polishing process. Please ask us for professional advice regarding your particular floor and location, as every floor and climate is different.
BLEACHING
Bleaching has become increasingly popular in recent years, particularly for those with dark red floors such as Jarrah, who would like to lighten their timber floors and change the feel of their home.
These darker floors can only be lime washed if they are bleached first, which involves applying a specialised bleaching system, which is then washed off before the floor is coated with either a white stain, or another coating of choice. LIMEWASHING
Lime washing can add a coastal or rustic, brighter feel to a home. Lime washing involves the same process and technique as staining, using a white wash most commonly. Other colours are also available. Once the floor is coated with the desired wash or colour, then a finish is applied over the top which provides protection, varied levels of shine, and wear resistance.
STAINING
For some timber floors, staining can be the answer to matching your flooring to your home, your lifestyle, or simply giving new life to an old floor.
Staining involves the process of first preparing and sanding the floor (as above), and then preparing the area sections with masking tape. We then apply the chosen stain, the most popular choices being black japan, walnut and rustic grey. There are numerous options, which can also be custom mixed to your needs. It is essential to view samples until you are completely happy with a chosen look. If necessary we are able to make up custom samples specifically for your job. We apply the stain with an applicator and cutting brush, and then use a rag to wipe off the excess using a specialised technique to show the grain and natural feature of the timber.
After the stain is completely dry (generally after 8-12 hours), we apply your chosen finish allowing for drying time between coats (see Floor Sanding and Polishing above).
FLOOR BOARD INSTALLATION AND REPAIRS
We are able to carry your whole project from installation through to sanding and polishing, from small to large projects. Many things must initially be considered, such as whether your floorboards are to be installed on a concrete slap, or on batons. If the floor is to be installed on a slab, we recommend if possible laying yellow tongue or ply as a subfloor for extra insulation and comfortable feel under-foot. We then use specialised glue and secret nailing to lay the boards, allowing for appropriate expansion gaps. In some cases such as with boards more than 130mm width, we will also top-nail in accordance with the manufacturer’s recommendations.
Appropriately allowing for the timber to acclimatise on site prior to installation is essential, to prevent cupping or gapping after installation. Weather is a major factor in timber flooring. Some timber species will best suit your specific climate and location, please ask for professional advice in this regard.
Once the glue is dry (if used), the floor is ready to be sanded and finished to your specifications.
If your floor has been damaged by water, deep staining, or anything else that may compromise the finish or the integrity of the floor structure, we are able to repair and replace floorboards or parquetry in specified areas. In most cases, the whole area will then need sanding and finishing, if necessary allowing 24 hours for the glue to dry. In the case of a pre-finished floor, this is not necessary as the boards can simply be replaced.
REJUVENATION AND MAINTENANCE
In some cases you may not require complete sanding of your floor. For example if you simply want to bring up the floor for the sale of your property, or if your floor does not have enough timber thickness left to sand fully. In these cases we may be able to rejuvenate your floor with specialised products – first washing with residue removers, then buffing, and finally applying the right amount of coats of finish to bring up the original sheen of your floor. Deep scratches or staining may remain, but these things can all be discussed with us at your initial quote.
In the case of Livos natural oils, a simple and quick rejuvenation using the original oil is recommended every 1 to 5 years depending on the wear and tear. With this process, it is usually not even necessary to move heavy furniture. With regular rejuvenation and care, you may be able to upkeep the integrity of the oiled floor for indefinite years with no more sanding required.

DECKING & OUTDOOR TIMBER
Outdoor timber requires expert knowledge to get it right the first time. If, as in many cases, the wrong product is applied initially, outdoor timber may need complete sanding or stripping to bring it back to its raw condition. An appropriate professional product suitable for an Australian environment should then be applied. For the best possible performance it should then be maintained yearly either by the home owner or by a professional, by washing and re-coating. Decking around swimming pools, high exposure or damp areas may require extra care.
As part of the decking restoration process, certain cases may require re-gapping, replacing boards, re-countersinking of screws, or punching nails.
Our services also include restoring timber doors, window frames, facias and other timber features. This process may require sanding or stripping back, and re-coating. In some cases this can be highly detailed work and takes time and sometimes scaffolding. Please discuss options, timeframes and pricing with us at your initial quote.
CONCRETE POLISHING: COMING SOON!
Polished concrete not only looks incredible, from industrial looks to minimal eco-friendly design, it is also an extremely durable surface that enhances the natural look of any concrete floor. Polishing an existing slab can save you time and money, an incredibly cost effective alternative to installing a whole new floor covering over the top.
The process is similar to polishing timber floors, however the machinery used is a lot more heavy-duty and the technical considerations are also different, which is why we only send you the most experienced professional concrete polishing team with years of experience in the industry.
