Northern Beaches Floor Sanding Case Study Phase 1 – Removing the carpet and tiles
Robin first approached us to rip up the carpet and restore the original floorboards of two bedrooms and one living area in his 1930s Mosman home. The funny part of this Northern Beaches floor sanding story is how we did the quote. We were right in the middle of Covid-19 lockdown and social distancing was paramount, so we had to adapt! This was our first-ever FaceTime Quote! Robyn took Lucio for a tour of his 1930s Mosman home with his phone, and it worked beautifully! We took down all the details and gave Robin an instant quote over the phone for the rooms he requested. We luckily had a gap in the schedule the following week, with several jobs having being canceled due to the pandemic. So seven days later we got to work!
The home had already been renovated numerous times over the last century, so when we pulled up the old floor coverings, it was like unveiling history. We found a slab from where an old fireplace was, a chipboard section that was an extension of a bay window that needed to be integrated into the original floor. The floor itself was 62mm wide tallow, which is very rare now and only really still being milled for timber floor restoration and repairs and extensions to old original homes.


Once we exposed all of the areas to be restored, the client saw that the original floorboards were also continued through to the entrance, which was covered with two layers of tiles. The client asked us if we would be willing to take on the task of removing the tiles and restoring the floorboards underneath. We had a frank conversation about the risk that the floorboards may not be in good enough condition to be restored, and we would only find out once the tiles were all removed. So we quoted for the best and worst-case scenario, and the client had to be comfortable with the potential of fully replacing the floor. Fortunately, after a full day and a half with three men bucketing waste tiles down a steep Mosman driveway, we revealed a beautiful Tallowood floor that was able to be restored to its original glory.




Northern Beaches Floor Sanding Case Study Phase 2 – Installing some new floorboards and the finishing process
The Bay Window area was an extension of the original Mosman home and therefore had a chipboard floor beneath the carpet. Our repair specialist John had quite a task of installing new timber floorboards to match the old, which required cutting into the old Tallowood boards to stagger the new boards. It’s impossible to 100% match a new floor to a 100-year-old floor, as the gaps and character in the old floor stood out next to a freshly laid new floor. We discussed with the client how the finishing process could help to create a more cohesive look by using a dark stain to blend the whole area together. So when we went for a Black Japan Stain, with a Satin Low Sheen clear coat over the top, the whole area came together and resulted in a beautiful new look and a very happy client. The original beauty and character of the old floorboards still show through but blends beautifully so the repaired areas aren’t noticeable, the photos really don’t do it justice.


Extending the work to include the staircase
As the client began to see the potential of transforming his home, he asked if we could restore his original Oregon Pine staircase, which was underneath a carpet runner with the handrails painted in a chocolate brown colour. We sanded back through a further blue, green, and white layer of paint, to finally reveal original Oregon underneath. This was an extremely detailed and time-consuming process, which required specialised tools and skills. After we stained the handrails, steps, and risers in black japan, and top coated with a Satin Low Sheen, the result was stunning… and what a difference from the chocolate brown paint and old carpet!
Overall this Northern Beaches floor sanding project took our team 10 working days to complete, and the client was amazed at how much could be achieved in this time, with the extra mile of effort and considerate craftsmanship.
