Floor Sanding and Polishing a New Floor
For new flooring, we have a system that involves sanding the floorboards with heavy-duty, professional, dust-free floorboard sanding machines to level the floor and bring the timber floor to a smooth finish.
How we determine the cost of timber floor sanding and polishing greatly depends on the type of timber floor you have and how old the floor is.
Floor Sanding and Polishing Older Floors
For older quality timber flooring, before we sand and polish we may need to do some timber floor repair, punch nails and fill gaps prior to sanding, which of course does take extra labour and time. The old finish may in some cases also add time and materials.
After floor sanding we polish the timber flooring by applying one of our selected timber floor finishes, allowing drying time and buffing between coats, according to the product specifications. Depending on the product and the weather the final curing time will vary from 24 hours to 4 weeks, with light traffic and furniture placement back on the floor being acceptable at various stages of the floor sanding and polishing process.



Water-borne Polyurethane (or Waterbased Polyurethane)
We use Loba Lobadur 2K when it comes to waterborne polyurethane floor polishing. This is our most popular product. It is a high-quality German-made product which meets rigorous international standards for VOC’s and environmental sustainability.
As most of our clients for sanding and floor polishing in Sydney have busy lifestyles and cannot be out of their homes for long, one of the main advantages of this product is the fast drying and curing times and excellent maintainability. We can be in and out of a home with 100m2 of timber floor, including fully sanding and applying a sealer plus two coats, in 3 days. The client can walk on the floors after 24 hours, and furniture can then be replaced after 72 hours.
One of the other main advantages is that waterborne polyurethane, especially the Loba 2K, doesn’t yellow or darken the timber, leaving it as close to the original colour of the timber as possible. This also makes waterbed poly the only recommendation we give for use over the top of staining, bleaching, and lime washing. It also comes in a variety of sheens including high-gloss, gloss, matte/satin, extra matte, and anti-slip.
Hard Wax

State-Of-The Art Equipment

Prepare The Timber Floor For Sanding
We have to make sure your timber flooring is ready before we start floor sanding. If your boards have been top nailed, we punch all the nails below the surface of the board and fill each one individually.
Timber Floor Sanding
We use a Galaxy 12 inch Drum Sander with different grit levels depending on the stage and condition of the floor. We also use a Hummel 8-inch drum floor sander for hard to reach places. This floor sanding equipment is responsible for stripping the old finish off the hardwood floor with precision and speed.
Floor Edge Sanding (Edging)
After the drum floor sanding is done, we sand the perimeter of the room carefully, right up to the skirting boards, with our professional Clark Super 7 Edger. This uses the same grit as the drum sander to level the timber flooring consistently. Finally, we use our Festool Orbital Floor Sanders for the finishing touches.
Final Buffing
And now for the exciting part! We use our professional Bona Power Drive floor sander to give your hardwood floor a seamless finish running multiples grits to bring the timber flooring to exceptional flatness without cutting unnecessary timber. This helps prolong the lifetime of your floorboards. Then, we finish it off with an entire wipe down and vacuum cleaning.
Finishing Process
Now it’s time to begin to polish the flooring by applying the finish: You can choose to alter the natural timber colour with beautiful floor staining, a floor bleach to lighten the floorboards, or a lime wash floor finish for a coastal look. Natural Penetrating Oil
We use Livos Kunos on our own hardwood loors because as a business that is passionate about sustainability and the health of our family and the environment, we found this to be the most chemical-free product available, with 100% transparency in regards to ingredient disclosures.
Solvent-Based Polyurethane
There are definitely still clients who require a harder, very low-maintenance floor polish, particularly around wet areas or high-traffic commercial areas. Although in educational establishments and schools there are increasing restrictions on the use of solvent-based products.
Another factor other than its high-durability which may influence clients to choose solvent-based polyurethane is price: The product itself is much cheaper than any other floor polishing product, and therefore can be up to $5 per square metre less than using other products. This makes a significant difference for large floor areas. We most often use Polycure Durapol. This product comes in a high gloss as well as semi-gloss, super satin, low sheen and silky matt finish. Particularly favourable to those who prefer a very high gloss, reflective finish.
